Does the weather really have any impact on Auctions and open homes?
As we feel the full thrust of a Melbourne winter, this question is certainly topical. Although don’t we all wish it was tropical (sorry for the dad joke!)? Well, the answer is YES and NO.
As sellers, one of our biggest worries is a cold, wet auction day dampening our optimism. But in reality, the buyers will be there regardless. In fact, they might think it could be an advantage in keeping potential competition away.
Naturally, we all want bright sunny conditions for our special day. The home looks its best with sunshine flooding in, everyone’s out and about, and neighbours add to the crowd, the atmosphere, and the theater on the street. But I’ve been to many HOT auctions with small crowds huddled inside or under umbrellas.
As for open for inspections, this is where weather does matter, but again, probably not in the sense you’re thinking. Yes, it will keep numbers down, but the real buyers will still turn up. Understand that your home might not be showcased at its best on a dark winter’s day, but it’s how, as agents and sellers, we combat this and create the best possible first or second impression we can.
For a lot of people reading this, you’re probably thinking this is real estate 101. But as an advocate who walks through homes every week, you would be surprised how many sellers overlook or don’t bother with the fundamentals.
- Turn the heating on! Not just when the agent arrives 5 minutes before the inspection, but as early as possible that day.
- Other touches such as baking in the oven and coffee roasting will help create warmth throughout the home.
- Decor can influence a house’s look and feel; warmer, brighter colors will enhance a property’s livability on a cold day.
- In fact, inclement weather can be turned into an advantage or point of difference for some homes. What’s more inviting than a crackling fire?
One area that is not taken into consideration often or strongly enough is on a rainy day. Buyers will instinctively focus on drainage, leaks, water damage, mold, rising damp, glazing, insulation, and of course, adequate heating. Winter brings this all into sharp focus and needs to be front of mind.
Oh, and if you can avoid it, please don’t ask buyers to remove their shoes!
